2. Roof and attic inspection

Most of what decides a repair-versus-replace call is visible from underneath: daylight at the ridge, frost on the sheathing nails, compressed insulation at the eaves, a bath fan venting into the attic instead of through the roof. Ground-only estimates miss all of it.
3. Photos and an itemized written quote
You get photographs of what we found and a written quote broken into line items, including a decking allowance so a rotted board does not become a surprise invoice. If repair is the honest answer on a roof with ten years left, that is what the quote says.
4. Permit, scheduling and site protection
